Long Beach Condo is a small low-rise condominium in Ban Amphur, a seaside village in the Na Jomtien area on the southern edge of greater Pattaya. Location

The building stands on a lane (soi) that runs from Sukhumvit Road towards the sea: the highway is about 200 m away and Ban Amphur Beach roughly 300 m, a few minutes on foot. Ban Amphur is a quiet stretch of coast between Jomtien and Bang Saray, and the beach here is rarely crowded. A Mini Big C and a 7-Eleven, a local school and a community health clinic are within walking distance, while a Lotus's supermarket, a fresh market and a night market are about a kilometre away. The Columbia Pictures Aquaverse water park is around 3 km away in a straight line. Central Pattaya is a fair distance, some 14 km as the crow flies, so a car or motorbike is useful for regular trips into town. In the opposite direction, Sukhumvit Road continues to Sattahip and U-Tapao airport.

As the building is low and set back from the beachfront, not every apartment has a sea view, so it is worth checking the outlook of each specific unit. Long Beach Condo suits those looking for an unhurried home or holiday base by the sea: winter stays, couples or small families, and remote workers who do not need to be in the city centre every day. With so few units, the grounds stay calm. As a rental, it works best for long stays and seasonal lets, since the beach is close but there is no noisy nightlife nearby. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest falls under the Thai quota or is held through a company.
