North Point

North Point (officially spelled Northpoint) is a twin-tower high-rise on Wongamat Beach in North Pattaya. It was developed by the listed company Raimon Land, with architecture by Woods Bagot, and was completed in 2009–2010. The taller tower has 54 floors and the second has 46, with about 376 apartments between them. North Point condominium in Wongamat, Pattaya remains one of the tallest residential buildings in the city, and its outline is visible from all around the bay.

Location

The complex sits on Soi Naklua 18, in the seaside part of Wongamat. The grounds, roughly two hectares, run right down to Wongamat Beach: residents have their own way onto the sand through the garden, while the towers themselves stand some 100–200 m back from the waterline. The Pullman Pattaya Hotel G and the Zire Wongamat condominium are next door, and the Sanctuary of Truth lies further north. The Dolphin Roundabout and the Terminal 21 mall are about 1.4 km away in a straight line, a few minutes by car, and songthaews along Naklua Road connect the area with the city centre. The neighbourhood is quiet, with restaurants and convenience stores within walking distance.

Facilities

North Point is laid out like a resort hotel, with most of the plot given over to gardens and the seafront zone.

Apartments

Floor plans at North Point are noticeably larger than in most newer Pattaya buildings. Studios measure about 50–52 sq m, one-bedroom apartments 65–73 sq m, two-bedroom units around 102–105 sq m and three-bedroom units from 129 to 177 sq m, with larger penthouses on the top floors. The More Property catalogue currently lists units from 103 to 175 sq m. Residents mention high ceilings and double glazing. Apartments on the sea side look over the bay towards Koh Larn, while the others face the city. Views differ a great deal between the two towers, sides and floors, so they should be checked for each specific unit.

Who it suits

North Point is chosen mainly as a permanent home by the sea or a family residence: large floor areas, private beach access and extensive grounds are a rare combination in Pattaya. It also suits buyers looking for an upmarket apartment for long winter stays or for long-term letting. In Thai condominiums up to 49% of the saleable area may be owned by foreigners (the foreign quota), with the rest registered under the Thai quota or through a company, so quota availability has to be confirmed unit by unit.
