Nova Ocean View is a boutique condominium on Pratamnak Hill in Pattaya. It was built by Nova Group, a long-established Pattaya developer with a portfolio of residential projects and hotels. Completed in 2011, it is a single 8-storey building with 78 units. The project was highly commended at the Thailand Property Awards in the resort and boutique condominium categories. Nova Ocean View condominium in Pratamnak, Pattaya combines a small scale with spacious layouts and a rooftop pool overlooking the bay.

Location

The building stands on Pratamnak Soi 6, on the southern side of the hill facing Jomtien. The nearest beach, Yinyom, is about 600 m away on foot by map; Dongtan Beach, which runs on into the Jomtien seafront, begins at a similar distance in a straight line. Marketing descriptions sometimes quote a shorter figure, but a walk of eight to ten minutes is the realistic guide. The area is quiet and residential, with low-rise condominiums, small hotels and cafés. The hilltop has a viewpoint and the Big Buddha temple, with Walking Street and Bali Hai Pier on the far side. Central Pattaya is about 10 minutes by car, and songthaews (shared pick-up taxis) run along Thappraya Road towards both Pattaya and Jomtien.

The bay is visible from the roof and from some of the apartments; the outlook of a specific unit is best checked in advance.

Who it suits

Nova Ocean View suits buyers who want more space than a standard resort studio offers but prefer a small, quiet building to a large complex. It works for year-round living and long winter stays, and for couples or families who want to be close to both the Pratamnak beaches and Jomtien. Spacious apartments in a boutique building also appeal to long-term tenants. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota), with the rest held under the Thai quota or through a company.
