Royal Hill Resort

Royal Hill Resort is a low-rise residential complex on Thappraya Road, the main route between South Pattaya and Jomtien at the foot of Pratamnak Hill. Completed in 2006, it consists of three buildings of up to 8 floors with 224 units in total, set around a large pool and tropical gardens. Royal Hill Resort condominium in Pratamnak, Pattaya is known above all for its generous floor areas: where newer projects are dominated by small studios, the typical apartment here has two or three bedrooms.

Location

The complex is set about 60 m back from Thappraya Road, so the songthaews (shared pick-up taxis) running between Pattaya and Jomtien stop almost at the gate. There is a 7-Eleven and a pharmacy at the entrance, a Foodmart supermarket and the Suvarnabhumi airport bus stop about 400 m away, and plenty of restaurants, cafés and bars nearby. It is not a beachfront address: the nearest beach, Dongtan, where the Jomtien seafront begins, is about 1 km away. The Big Buddha temple on the hill is roughly 600 m from the complex and Pattaya Park Tower about 700 m. The junction with Thepprasit Road is around 500 m to the south, and Walking Street and Bali Hai Pier are about 2 km away.

Apartments

The buildings contain studios and one-, two- and three-bedroom apartments, most of them large by Pattaya standards. Studios are around 54–55 sq m, two-bedroom apartments range from about 91 to 124 sq m, and three-bedroom units measure roughly 146–149 sq m. More Property currently lists units from 55 to 104 sq m. The layouts feature spacious, airy rooms and wide balconies; some apartments overlook the pool and gardens. As these are resales, the standard of fit-out varies from one apartment to the next.

Who it suits

Royal Hill Resort suits buyers who want plenty of space and a year-round base rather than a compact holiday unit: families, couples spending long seasons in Pattaya, and people working from home. With public transport, shops and restaurants on the doorstep, it is practical to live here without a car. Large apartments in a convenient location are also in demand for long-term letting. Those who want the sea a short walk away should consider buildings closer to the shore. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota), with the rest held under the Thai quota or through a company.
