Siam Penthouse 3

Siam Penthouse 3, shown on maps and in documents as Siam Penthouse Condominium 3, is a residential building directly on Wong Amat Beach and one of the oldest condominiums in this part of Pattaya. It dates from the mid-1980s, with most sources giving 1985. The building has 12 floors, which makes it noticeably lower than the towers around it. Portals most often quote 128 units, although other figures appear as well, and the developer is not named in public sources. Siam Penthouse 3 condominium in Wongamat, Pattaya offers what newer projects rarely do: a large private plot by the water, terraced architecture and calm surroundings.

Location

The complex sits at the end of Soi Naklua 16, in the best-known part of Wongamat. The plot runs from the lane all the way to the sand: in front of the building is the northern end of Wong Amat Beach, often called Bamboo Beach. The main block stands about 100 m back from the water's edge, with the pool and garden between it and the sea. Wong Amat Tower, Silver Beach and Wongamat Garden Beach are the immediate neighbours. A Tops Daily mini-market is roughly 100 m from the gate, with cafés and restaurants along the soi. The park of the Sanctuary of Truth is about 600 m away on foot. Pattaya–Naklua Road and its songthaew route are around 1.5 km up the soi, and Terminal 21 shopping centre is about 2 km away in a straight line.

The building contains studios and one-, two- and three-bedroom apartments. According to the portals, floor areas start at about 32 sq m; two-bedroom apartments in current listings range from 60 to 105 sq m, and three-bedroom units of around 120 sq m also appear. The building is stepped, with the upper floors set back, so most apartments have a balcony or terrace facing the sea. More Property currently lists a unit of 60 sq m. The building is about forty years old and the condition of apartments varies widely: some have been completely rebuilt by their owners, others keep their earlier fit-out. It is worth judging each unit on its own merits.

Who it suits

Siam Penthouse 3 appeals to buyers who put a beachfront position and quiet ahead of a brand-new façade: couples and families who spend long periods in Pattaya, winter residents and those happy to renovate to their own taste. With the beach on the doorstep, a pool and tennis courts, it also works for holidays with children. As in any Thai condominium, up to 49% of the saleable floor area may be registered in foreign freehold ownership (the foreign quota), with the remainder held under the Thai quota or through a company.
