Sweet Condo 2 Condominium in Pratumnak, Pattaya

Sweet Condo 2 is a small resale apartment building on Pratumnak Hill, between South Pattaya and Jomtien. On maps and in project catalogues it appears as Jomtien Sweet Condotel 2, while listings usually use the shorter name. It is a single low-rise block in Soi Thappraya 12: catalogues give it 6–7 floors, and units are offered up to the 7th. This is older stock — agencies date the building to the 1990s — so the condition of the building and the unit is best judged at a viewing. Sweet Condo 2 in Pratumnak, Pattaya appeals mainly for its location and its compact studios.

Location

The building stands in Soi Thappraya 12, a few minutes' walk from Thappraya Road, the main songthaew route between Pattaya and Jomtien. It is not a beachfront address: on the map Dongtan and Yinyom beaches are about 900 m away in a straight line, which works out at roughly 1.3 km, or 15–20 minutes, on foot. The soi itself has 7-Eleven and FamilyMart stores, cafés and small restaurants, with guesthouses as neighbours. The Pratumnak night market, Pattaya Park Tower and the Foodmart supermarket are all less than a kilometre away, and the Big Buddha temple and viewpoint sit at the top of the hill. Walking Street and Bali Hai Pier are a short ride away. About 200 m to the west, in the same soi, stands its namesake, Jomtien Sweet Condotel 1 — the two are easy to mix up in listings.

Facilities

The amenities are modest, with no resort extras, which is typical for a building of this age.

Sources do not reliably confirm a gym, so it is safer not to count on one.

Most units are studios of about 30–32 sq m with a balcony; combined two-bedroom apartments of around 64 sq m also come up for sale, and agencies mention one-bedroom layouts as well. Resale units are generally offered furnished and equipped. Many have an open outlook over the neighbourhood, and a few on the upper floors look towards the sea. Listings include units in both the foreign and the Thai quota, which needs to be checked for each offer.

Who it suits

Sweet Condo 2 suits buyers who want a compact studio for wintering or long stays on Pratumnak without paying extra for resort-style facilities: the area is quiet, and the centre and Jomtien are easy to reach by songthaew. As a rental, it makes most sense for owners aiming at long-term tenants. Those who want a new building, a gym and a beach on the doorstep will be better served by the modern developments nearby.
