About the company
The Urban Property (The Urban Property Co., Ltd.; ดิ เออเบิน พร็อพเพอร์ตี้ in Thai sources) is a privately held Thai developer. The earliest building whose completion date we could confirm is The Gallery Jomtien (2012); by 2017 the company had delivered several more condominiums in Pattaya and Jomtien, and it also builds in Bangkok. The Urban Property is not listed (a Co., Ltd. in Thailand is a private company), and we found no corporate website with a history or financial statements. Buyers therefore have to judge the developer by its buildings, and, helpfully, all of its Pattaya projects are completed and in use.
What their projects are like
The company’s typical Pattaya product is an 8-storey building of 146 to 309 units set in the residential streets of Jomtien and Nong Prue. The exception is Aeras, a 38-storey tower with a low-rise block on the Jomtien beachfront and the tallest of the developer’s known projects. In Bangkok, The Urban Property operates under the SAVVI and Attitude brands; the SAVVI buildings we know of are low-rise, around Ari and Phahonyothin.
According to Pattaya Mail (2014), the company had by then built Acqua, The Gallery, The Urban Pattaya and Sixty Six Condo. The paper reported that Sixty Six Condo won Best Boutique Condominium in Pattaya at the Thailand Property Awards 2013.

What buyers should check
- The developer’s name on paper. Listings for the same buildings use different company names and spellings, including in Thai. Verify the seller and the juristic person from documents, not from advertising.
- Running the low-rises. The Gallery, Acqua and The Urban Attitude are resale buildings with 10 to 14 years of history. Ask for owners’ meeting minutes, common fee and sinking fund figures, and when the pools and lifts were last overhauled.
- Competition within the building. Acqua has 309 units in two identical buildings, so floor, view and the condition of the individual unit decide rental and resale outcomes.
- Aeras. The developer said in 2018 that buyers were split roughly evenly between Thais and foreigners, so confirm the remaining foreign quota before paying a deposit. With two blocks of very different height, compare prices only against units in the same block with a similar floor and view.
