Aeras Jomtien

Aeras Jomtien, officially Aeras Beachfront Condominium, is a high-rise development on the Jomtien beachfront. It was built by The Urban Property, the developer that had earlier completed the low-rise Acqua condominium in the same district. Finished in 2017, the project consists of two buildings: a 38-storey tower and a 4-storey low-rise block by the beach road, with more than 300 units in total. Aeras Jomtien condominium in Jomtien, Pattaya is chosen above all for its position by the beach and for the bay views that most apartments in the tower enjoy.

Location

The complex stands on Jomtien Beach Road, between Soi 17 and Soi 18. Jomtien Beach is just across the road, roughly 100 m from the tower. A 7-Eleven, beach-road restaurants, cafés and massage shops are a few steps away, and the Lumpini Park Beach Jomtien condominium is a close neighbour. Songthaews (shared pick-up taxis) run along the beach road towards South Pattaya, and Chaiyapruek Road, which leads out to Sukhumvit Road, starts less than a kilometre to the south. Walking Street and the shopping malls of central Pattaya are a drive or a songthaew ride away. Jomtien as a whole is quieter than the city centre.

Apartments

Aeras offers studios from 26.5 sq m, one-bedroom and two-bedroom apartments, plus a handful of three-bedroom duplexes and penthouses on the top levels. According to listing portals, one-bedroom layouts make up the majority of the tower. More Property's listings here range from 28 to 78 sq m. Most apartments in the tower look out over Jomtien Bay, and the higher the floor, the wider the panorama; the rest face the city. The low-rise block by the beach road is far more intimate, with only 13–14 apartments. When comparing options, pay attention to the floor and the orientation, as both the view and the amount of sun depend on them.

Who it suits

Aeras suits buyers for whom the sea on the doorstep and the view from the window come first – for holidays, wintering or living by the beach all year round. The beachfront position and sea-view apartments also make it a clear candidate for holiday lettings. Families will make use of the children's pool and playroom, while remote workers have the library and business room. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
