Dusit Grand Park 2 is a low-rise, resort-style development in the northern part of Jomtien and the second phase of the Dusit Grand Park project. It was built by the Pattaya developer Dusit Group and completed in 2022. The scheme has 5 buildings of 8 storeys and 919 units on a plot of about 9 rai (14,400 sq m), laid out around a large lagoon pool. Dusit Grand Park 2 condominium in Jomtien, Pattaya is a relatively new community with well-kept grounds and a straightforward mix of compact layouts.

Location

The complex stands on Soi Thepprasit 9, a lane that runs off Thepprasit Road towards Jomtien. The first phase, Dusit Grand Park, is across the lane and Laguna Beach Resort 2 is close by. This is not a beachfront address: on the map Jomtien Beach is about 1.1 km away in a straight line and roughly 1.5 km by road, so most residents go to the sea by motorbike, taxi or songthaew, and property portals also mention a shuttle from the complex to the beach. A 7-Eleven is about 100 m away, Jomtien Second Road is around 700 m and Thepprasit Road around 800 m. A market on Thepprasit Road, Jomtien Night Market and the immigration office are all within about a kilometre, and Thepprasit Road is a direct route out to Sukhumvit Road.

There are three layout types: studios of about 25 sq m, one-bedroom units of about 35 sq m and two-bedroom units of 61–63 sq m. More Property's listings here range from 36 to 62 sq m. The buildings are low, so apartments look over the pool and gardens or out towards the city and neighbouring buildings, and listings usually describe exactly that: a pool view or a city view. Resale units are mostly offered furnished and equipped, but it is worth checking what is included with a particular apartment.

Who it suits

Dusit Grand Park 2 appeals to people who value large green grounds, a big pool and a modern building over a front-row beach location: seasonal stays, wintering, or living in Pattaya with your own transport. The compact layouts are in demand with tenants, so units here are often bought to let. It is a large community, which may feel busy if you prefer a small building with a few dozen apartments. In Thai condominiums up to 49% of the total unit area can be registered in foreign ownership (the foreign quota); the rest is held under the Thai quota or through a company.
