Riviera Ocean Drive

Riviera Ocean Drive, officially The Riviera Ocean Drive, is a 43-storey condominium on Jomtien Second Road and the fifth major project by Pattaya developer The Riviera Group. Pre-sales opened in 2018, the tower topped off in 2021 and the building was handed over around the turn of 2022–2023. The single tower contains 513 apartments on a plot of about 4,300 sq m. The name is a nod to the famous Miami street, and the architecture and interiors borrow from Miami and Havana. Riviera Ocean Drive condominium in Jomtien, Pattaya belongs to the newer generation of high-rises in the district.

Location

The tower is on Jomtien Second Road in the northern part of Jomtien, by Soi 7; the developer describes the site as the highest point in the district. Jomtien Beach is about 450 m away in a straight line, or roughly a 5-minute walk. The neighbours include the Dusit Grand, Pacific Bay and Acqua condominiums. Second Road is lined with cafés, restaurants and shops, and songthaews (shared pick-up taxis) run along it towards South and Central Pattaya. Pratumnak Hill, Pattaya Floating Market and Underwater World are a short drive away.

Facilities

Shared areas are stacked up the height of the tower, and the main ones sit on the middle and top floors rather than at ground level.

The tower is oriented towards the sea and a large share of units look over the bay, but city-view apartments exist too, so the outlook should be checked for each specific listing.

Riviera Ocean Drive is for buyers who want a recently built apartment with hotel-style facilities and the beach within walking distance. Compact one-bedroom units suit holidays, long winter stays and letting, as tenants appreciate the sky pools and the rooftop lounge. Those who need space for a family should look at the few two-bedroom apartments or at larger buildings nearby. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
