About the company
Dusit Group is a Pattaya developer behind the Baan Dusit housing estates in the east of the city and the Dusit Grand condominiums in Jomtien and along Thepprasit Road. The earliest of its projects we could trace were completed in 2013. The name causes regular confusion with Dusit Thani Public Company Limited, the hotel group founded in 1948 and listed on the Stock Exchange of Thailand (SET) under the ticker DUSIT. The hotel group does have a Pattaya resort, Dusit Thani Pattaya, but the real estate section of its official website lists quite different projects: Dusit Central Park in Bangkok, developed with Central Pattana, and the Hampton Sriracha by Origin and Dusit condominium in Sriracha. Dusit Grand Park and our other Jomtien buildings are not among them.
We could not find an official website for Dusit Group, its registered legal name is not disclosed in public sources, and there is no record of a stock listing. Public listings attribute around ten Pattaya projects to the developer, nearly all of them completed.
What their projects are like
The company works in two formats. One is gated estates under the Baan Dusit name in Huai Yai and East Pattaya, with single-storey villas and family houses. The other is condominiums, which is what our catalogue covers. Dusit Grand Park and Dusit Grand Park 2 are large low-rise, resort-style complexes: several eight-storey buildings arranged around a big lagoon pool. The developer itself names generous pools and landscaping as its signature. Units are studios, one- and two-bedroom apartments, and the scale is considerable: public data give 978 units for the first complex and 919 for the second.
Dusit also builds high-rises. The 36-storey Dusit Grand Condo View on Jomtien Second Road was completed in 2016, and the 49-storey Seaspire is now going up on Jomtien Beach Road.
Projects in Thailand
- Dusit Grand Park — Soi Thepprasit 9, completed in 2017.
- Dusit Grand Park 2 — five eight-storey buildings, completed in 2022.
- Dusit Grand Condo View (listed in our catalogue as Dusit Grand View) — a 36-storey tower in Jomtien, 2016.
- Pristine Park 3 — an off-plan project off Thepprasit Soi 7 with six eight-storey buildings. Agents present it as the work of the Dusit Grand Park 1 and 2 developer; completion dates in different sources range from 2027 to 2028.
- Seaspire Jomtien — a 49-storey tower with 451 units, scheduled for 2029. Public listings name a separate company, Dusit High Tower Co., Ltd., as the developer.
- Housing estates such as Baan Dusit Pattaya Lake 2 (2013), Baan Dusit Pattaya View (2015) and Baan Dusit Garden 6.
What buyers should check
- Who signs the contract. The word Dusit in a project name does not mean the Dusit Thani hotel group is involved. Check the legal entity on the sale and purchase agreement: for Seaspire it is Dusit High Tower Co., Ltd., and its link to Dusit Group is worth confirming in writing with the sales office.
- Completion dates. Sources disagree on the completion dates of Pristine Park 3 and Seaspire. Rely on the date and the late-delivery penalties written into your contract, not on marketing materials.
- Managing a large complex. Dusit Grand Park and Dusit Grand Park 2 each have close to a thousand units. Before buying a resale unit, ask the condominium juristic person for fee-collection figures, the size of the sinking fund and the house rules on short-term rentals — they shape both day-to-day comfort and any rental plan.
- Liquidity and quota. In large complexes many similar units are on the resale market at the same time, so view, floor and building drive the price. Check that the specific unit is registered under the foreign quota.
