Metro Jomtien Condotel

Metro Jomtien Condotel is a high-rise residential tower by the beach at the southern end of Jomtien. It is one of the older towers on this stretch of coast: the building dates from the late 1980s (sources give either 1987 or 1988) and has 44 floors and 552 units. Metro Jomtien Condotel condominium in Jomtien, Pattaya offers what newer projects rarely match: generous floor areas even for studios, open bay views from the upper floors and large private grounds with sports courts. The developer is not named in public sources.

Location

The tower stands on Jomtien Beach Road by Soi Jomtien 19, at the southern end of the seafront and closer to Na Jomtien than to the city centre. The grounds open onto the beach road, with Jomtien Beach directly across it; from the buildings to the water's edge it is roughly 200–250 m. Seafood restaurants, cafés and convenience stores line the seafront within walking distance, and the Lumpini Seaview Jomtien and Lumpini Park Beach Jomtien condominiums are close neighbours. Central Pattaya and Walking Street are a drive or taxi ride away, so this is a base for beach living rather than nightlife.

The grounds are extensive and laid out so that residents can relax without leaving the complex.

Studios are noticeably larger than is usual in Pattaya, at roughly 45 to 58 sq m, while one-bedroom apartments run to about 110 sq m; larger combined units also come up on the market. More Property currently lists units from 46 to 110 sq m. The tower is more than thirty years old, so the condition of individual apartments varies widely: some have been fully refurbished by their owners, others keep their earlier fit-out, and that is worth bearing in mind when comparing options. The upper floors look out over the sea and the Jomtien coastline.

Who it suits

Metro Jomtien Condotel appeals to buyers who put space and sea views ahead of a brand-new façade: couples and families who spend long periods in Pattaya, winter residents and those happy to renovate to their own taste. For letting, its strengths are the short walk to the beach and the sports facilities on site. As in any Thai condominium, up to 49% of the saleable floor area may be registered in foreign freehold ownership (the foreign quota), with the remainder held under the Thai quota or through a company.
