View Talay 5

View Talay 5 is a two-tower high-rise complex in the View Talay series, set beside Dongtan Beach in the north of Jomtien. Buildings C and D, often referred to as View Talay 5C and 5D, were completed in 2007 and hold 1,968 units on up to 22 floors. View Talay 5 condominium in Jomtien, Pattaya is valued for its own route to the sea: residents reach the beach through a key-card gate rather than along public streets.

Location

The site lies between Dongtan Beach and Thappraya Road, and is reached by a private road shared with the neighbouring Avalon Beach Resort. Building C stands closer to the sea, about 200 m from the sand, while Building D faces Thappraya Road and is roughly 450 m from the beach. Dongtan is the northern stretch of the Jomtien shoreline, at the foot of Pratumnak Hill. Songthaews (shared pick-up taxis) run along Thappraya Road between Jomtien and South Pattaya, so you can flag one down a couple of minutes' walk from the complex and ride straight to Walking Street and Bali Hai Pier. Jomtien Beach Road, with its restaurants and shops, starts close by, and the Jomtien Plaza shopping quarter and several 7-Eleven stores are within walking distance.

Apartments have balconies, and the outlook depends on the side and the floor: garden and pool lower down, a partial or open sea view higher up, and the city on the opposite side. The complex is about twenty years old, so condition varies from original fit-out to recent renovation.

Who it suits

View Talay 5 appeals to people who want to live by the beach without depending on a car: the sea is a walk away and the centre is a songthaew ride. It suits year-round living by the sea, wintering and holiday letting, since a spacious studio near the beach is a format tenants readily understand. Scale is worth keeping in mind: almost two thousand apartments mean busy lobbies and lifts in high season. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
