View Talay 2

View Talay 2 is a large residential complex in the View Talay series, set in the north of Jomtien and completed in 2002. It consists of two 18-storey buildings, 2A and 2B, with more than 1,800 units in total. View Talay 2 condominium in Jomtien, Pattaya offers noticeably more generous layouts than its older neighbour, View Talay 1: the studios are bigger, many apartments have been combined, and the upper floors have sea views.

Location

The complex sits next to the junction of Thappraya Road and Thepprasit Road, about 300 m from View Talay 1. Songthaews (shared pick-up taxis) run along Thappraya Road between Jomtien and South Pattaya, so the beach road, Walking Street and Bali Hai Pier are easy to reach without a car, while Thepprasit Road leads to Sukhumvit Road. The nearest beach is Dongtan, the northern stretch of the Jomtien shoreline. Listings usually quote 550–600 m to the sea; measured on the map it is about 650 m in a straight line from Building A and about 850 m from Building B. That is a comfortable walk, but not a beachfront position. The Foodmart supermarket, several 7-Eleven stores, cafés, restaurants and clinics are all nearby along Thappraya Road.

Studios in View Talay 2 range from 37 to 60 sq m, the largest being corner units. One-bedroom apartments run from roughly 68 to 110 sq m, and many of them are two studios joined together; there are also two-bedroom units of more than 110 sq m. Lower floors look onto the garden and the city, partial sea views start around the middle floors, and the top floors enjoy an open view of the bay. The building is more than twenty years old, so condition varies from original fit-out to fully renovated interiors.

Who it suits

View Talay 2 is for buyers who want more floor space and a sea view while staying in an established neighbourhood with transport and shops close at hand. People come here for the winter season or to live year-round, and the spacious studios and one-bedroom units also work for long-term letting. It is a big, busy complex with plenty of commerce on the ground floors, so it is not a secluded address. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
