View Talay 7

View Talay 7 is a 27-storey tower in the View Talay series, set beside Dongtan Beach in the northern part of Jomtien. The building was completed in 2010 and has 936 units. View Talay 7 condominium in Jomtien, Pattaya is the later neighbour of View Talay 5: the same spacious studios, but in a single tall tower and closer to the sea, so a large share of the apartments have a view.

Location

The tower stands between Thappraya Road and Dongtan Beach, next to Jomtien Complex Condotel and View Talay 5. Agencies often describe it as beachfront; on the map the sea is about 200 m away, and residents reach the sand through the building's own key-card gate. Dongtan is the northern stretch of the Jomtien shoreline, and Jomtien Beach Road, with its restaurants and shops, starts a few minutes' walk to the south. The cafés and bars of the Jomtien Complex quarter, the Jomtien Plaza shopping area, mini-marts and 7-Eleven stores surround the building, so evenings here are lively. Songthaews (shared pick-up taxis) run along Thappraya Road towards South Pattaya, and Walking Street and Bali Hai Pier are about 10 minutes away by car.

The basic layout in View Talay 7 is a studio of about 48 sq m with a large balcony. One-bedroom apartments start at roughly 90 sq m and two-bedroom units at about 140 sq m, while the largest combined apartments exceed 200 sq m. Thanks to the height of the tower, many units look over the sea and Dongtan Beach, and the rest face the city; the higher the floor, the wider the panorama. The building is newer than the other View Talay blocks nearby, but it is still a resale property, so finishes and furniture differ from unit to unit and depend on the owner.

Who it suits

View Talay 7 suits buyers who want the sea within walking distance and a view from the window: for living by the beach, for wintering and for holiday letting. A studio with a balcony and a sea view near the beach is a format that is easy to explain to a tenant. The surroundings are worth weighing up, though: the bars and nightlife of the Jomtien Complex quarter are next door, and the building itself is large and busy, so anyone looking for peace and quiet would do well to visit in the evening first. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
