Baan Suan Lalana

Baan Suan Lalana is a resort-style residential estate in the southern part of Jomtien and one of the oldest in the area, completed in 1991. On a plot of 13.2 rai (a little over two hectares) it has 9 low-rise blocks of 5 floors each with 459 apartments, plus private houses inside the same gated grounds. The developer's name is not given in open sources. Baan Suan Lalana condominium in Jomtien, Pattaya offers what newer projects rarely do: large floor areas, plenty of greenery and low building density.

Location

The estate sits in the back streets north of Chaiyapruek Road, roughly 400 m from it. Jomtien Beach is about 700–800 m away in a straight line, around 10–15 minutes on foot or a couple of minutes by motorbike. Chaiyapruek Road links the beach road with Sukhumvit Road, about a kilometre from the gate, which leads both towards Bangkok and towards Sattahip. The large Lotus's, Makro and Big C supermarkets are a short drive away. Songthaews run along the Jomtien beachfront to Central Pattaya. Cafes, restaurants, massage shops and mini-marts are within walking distance, and Pattaya Floating Market and the Underwater World aquarium are a short drive away.

The blocks contain studios and one-, two- and three-bedroom apartments with living areas from 40 to 240 sq m. Even the studios start at around 40 sq m, well above what is usual in newer condominiums. Because the buildings are low, windows look onto the gardens, pools and neighbouring blocks rather than the sea. This is an older development, so the condition and fit-out of each apartment depend on when the owner last renovated it and are best judged at a viewing.

Who it suits

Baan Suan Lalana is chosen mainly for year-round living and long winter stays: families with children, couples and remote workers who want a large apartment in a quiet setting that is still close to the sea. Tennis courts, several pools and green grounds make everyday life comfortable, and the generous floor areas also work well for long-term rentals. Buyers looking for a brand-new building with sea views and contemporary common areas will be better served by the high-rise projects along the beach. In Thai condominiums up to 49% of the total floor area can be registered in foreign ownership (the foreign quota), the rest being held under the Thai quota or through a company, so the quota type should be checked for each unit.
