Nam Talay

Nam Talay is a residential complex by the developer Nova Group in Na Jomtien, south of central Pattaya. Nam Talay condominium in Na Jomtien, Pattaya, officially Nam Talay Condominium, consists of two 13-storey buildings with 525 apartments and was completed in 2014–2015 – sources give different dates. Today it is a well-established building with an active resale market, where apartments are sold and let by their owners.

Location

The complex sits off Na Jomtien Soi 4, set back in the block between Sukhumvit Road and the sea, next to the high-rise The Riviera Monaco. The southern end of Jomtien Beach is about 400 m away, roughly a five-minute walk; the building is not on the beachfront, which is worth keeping in mind when choosing. About 200 m away there are 7-Eleven and Tops Daily stores, the Rockos Coffee's World café is closer still, and the Veranda Resort Pattaya hotel and the seafood restaurants on the shore are nearby. Sukhumvit Road is about 0.9 km away, Pattaya Floating Market around 1.1 km, and Ocean Marina Yacht Club lies to the south, a few minutes by car. Central Pattaya is some distance away, but the area is noticeably calmer than central Jomtien.

Apartments

Nam Talay has three layout types. Studios are about 26 m², one-bedroom apartments mostly 40–44 m² with some options up to 52 m², and two-bedroom apartments reach roughly 73 m². The More Property catalogue currently lists 41 m² units. Upper floors look out to the sea and the city, while lower floors face the pool and garden. The compact sizes make the building a straightforward choice for a first purchase in Thailand, and the floor and side you pick make a real difference to the view.

Who it suits

Nam Talay suits people who want to live or spend the winter in a quieter part of the coast and do not mind a few minutes' walk to the beach: couples, buyers looking for a home of their own and remote workers. Studios and one-bedroom apartments of this size are generally easier to let long-term, so the complex is also considered for rental. Having its own grounds with a pool and a gym makes everyday life convenient. A general rule in Thailand: up to 49% of the saleable area of a condominium may be registered in foreign ownership (the foreign quota), while the rest is held under the Thai quota or through a company, so the status of each unit needs to be checked individually.
