Musselana

Musselana is a low-rise residential building on the beach road at the southern end of Jomtien, where the seafront runs into Na Jomtien. Musselana condominium in Na Jomtien, Pattaya is a single seven-storey block with 77 apartments, also advertised under its full name, Musselana Condominium. The building has been lived in for years and is available on the resale market only, with apartments sold and let by their owners.

Location

The building stands on Jomtien Sai Nueng, the continuation of Jomtien Beach Road that already lies within the Na Jomtien subdistrict. The sand is about 50 m away – you only need to cross the road. This is the far end of Jomtien Beach, with very little through traffic and a row of well-known seafood restaurants along the shore: Pupen Seafood and Lung Sawai Seafood are a couple of minutes on foot. A FamilyMart convenience store is roughly 250 m away and the Veranda Resort Pattaya hotel about 200 m. Sukhumvit Road, the highway to central Pattaya and Sattahip, is around 1.1 km inland, and Pattaya Floating Market is about 1.2 km away. The neighbourhood is quiet and residential rather than touristy, so having your own transport helps.

The building offers studios, one-, two- and three-bedroom apartments, plus duplex units. Layouts are noticeably more generous than in typical new developments: going by portal listings, one-bedroom apartments measure roughly 44–67 m², two-bedroom units 105–110 m² and three-bedroom apartments about 200 m². Listings show both sea-view apartments and units facing the pool and garden: the outlook depends on the floor and the side of the building, so it is best checked in person.

Who it suits

Musselana appeals to buyers who want the beach across the road and a calm setting away from the tourist crowds: for year-round living by the sea, long winter stays or family holidays. The small number of apartments and the large floor plans give the building a private feel. It also works for letting, mainly long-term, to tenants looking for a home next to the beach. A general rule in Thailand: up to 49% of the saleable area of a condominium may be registered in foreign ownership (the foreign quota), while the rest is held under the Thai quota or through a company, so the status of a particular unit should be checked in advance.
