Riviera Monaco

Riviera Monaco is a high-rise residential tower in Na Jomtien, on the southern side of Pattaya; the project's official name is The Riviera Monaco. Riviera Monaco condominium in Na Jomtien, Pattaya was built by The Riviera Group and completed in November 2021. It is a single 40-storey tower with 412 apartments and a 3-storey car park, on a plot of 3 rai 28 sq. wah. The building is finished and occupied, and apartments are sold on the resale market by their owners.

Location

The tower stands on Na Jomtien Soi 4, just beyond the end of Jomtien Beach Road. The southern end of Jomtien Beach is about 400 m away; the developer describes it as a 5-minute walk. It is not a beachfront building, but thanks to its height more than 77% of the apartments, according to the developer, have a direct sea view. Within 100–200 m you will find the Rockos Coffee's World café, 7-Eleven and Tops Daily stores and the Veranda Resort Pattaya hotel, with seafood restaurants along the shore. Sukhumvit Road is about 0.9 km away, and Pattaya Floating Market is around 1.1 km in a straight line, roughly 2 km by road. Residents have a free daily minibus to Pattaya.

Studios measure 23.7–27 m², one-bedroom apartments range from 29 to 51.5 m² and two-bedroom apartments from 68 to 92.3 m²; there are also duplexes of 148.75 and 195 m² with three and four bedrooms. The More Property catalogue currently lists units from 31 to 88 m². The view depends heavily on the floor and the side of the tower, so it is best judged at a viewing.

Who it suits

Riviera Monaco suits buyers who want a modern building with resort-style facilities and sea views from height: for holidays, winter stays and permanent living. Studios and one-bedroom apartments work both for personal use and for letting, while two-bedroom apartments and duplexes are a family option. Keep in mind that Na Jomtien is some way from central Pattaya; the residents' minibus and the proximity of Sukhumvit Road partly make up for that. A general rule in Thailand: up to 49% of the saleable area of a condominium may be registered in foreign ownership (the foreign quota), while the rest is held under the Thai quota or through a company, so the status of each unit should be checked.
