Regent Pratamnak

Regent Pratamnak is a boutique low-rise building on the northern side of Pratamnak Hill, facing South Pattaya. On property portals it usually appears as The Regent Pratumnak. It is a single 8-storey building completed in 2007 with just 35 apartments, five to a floor. Regent Pratamnak condominium in Pratamnak, Pattaya differs from most of its neighbours in format: there are no studios here, only spacious two- and three-bedroom apartments, and the small number of residents gives it a privacy that is hard to find this close to the city centre.

Location

The building is on Pratamnak Soi 1 and is reached from Thappraya Road via Soi Thappraya 4; the main road, with its songthaews (shared pick-up taxis) to Jomtien and the centre, is about 250 m away. Chaloem Phrakiat Park is right beside the building, and the Big Buddha temple at the top of the hill is roughly 400 m away. This is not a beachfront address: the nearest swimming beach, Cosy Beach, lies on the other side of the hill, about 1.2 km away. City life, on the other hand, is close: Bali Hai Pier, with ferries to Koh Larn, is around 900 m away, Walking Street some 1.2 km and Pattaya Second Road about 550 m. A Tops supermarket is roughly 250 m away, and there are cafés, restaurants and small shops in the surrounding streets.

For a building of 35 units the shared amenities are sufficient rather than lavish:

Residents' reviews mention the calm atmosphere but also the modest amenities and limited parking, which matters for households with more than one car.

Apartments

There are two layout types: two-bedroom apartments of about 98–100 sq m and three-bedroom apartments of roughly 121–128 sq m. The unit currently listed by More Property is 98 sq m. Apartments look onto the pool or the city and have wide balconies and European-style kitchens; resale units are usually furnished. By Pattaya standards these are large homes: in most newer buildings an apartment of this size is the exception, whereas here it is the norm.

Who it suits

Regent Pratamnak fits families and couples who plan to live in Pattaya long term and want a full-sized apartment rather than a holiday studio. It also suits those who want the centre, the pier and the restaurants of South Pattaya close by while living on a quiet street beside a park. Buyers for whom walking to the beach every day is essential should look at buildings nearer the shore. Large apartments in a small building tend to appeal to long-term tenants, families in particular. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota), with the rest held under the Thai quota or through a company.
