Siam Oriental Twins condominium in Pratamnak, Pattaya is a small low-rise building on Pratamnak Hill and one of the earlier projects of The Siam Oriental Trading Co., Ltd., the developer of a whole series of Siam Oriental buildings in this neighbourhood. Construction was completed in 2010, and the building has 78 apartments. It is noticeably smaller than the developer's larger complexes nearby: fewer neighbours, compact grounds and a calm, almost homely atmosphere.

Location

The building stands on a side street off Soi Pratamnak 4, in the residential part of the hill between central Pattaya and Jomtien. It is not beachfront: the sea is about 500 m away in a straight line, but that shore lies below the Asia Pattaya hotel, while the public beaches, Yinyom Beach (often called Pratamnak Beach) and Cosy Beach, are each roughly 750 m as the crow flies, about a 15-minute walk. A 7-Eleven, a Tops supermarket, pharmacies, cafes, restaurants and Pratamnak Night Market are a few minutes away on foot, and the hill is also home to the Pattaya viewpoint and the Big Buddha temple. The city centre, with Walking Street and Bali Hai Pier, is a few minutes by car. Songthaews between Pattaya and Jomtien run along Thappraya Road on the eastern side of the hill, so within Pratamnak itself a taxi, motorbike taxi or your own transport is more practical.

Siam Oriental Twins offers one-, two- and three-bedroom apartments as well as penthouses, and studios also appear in listings. Public sources quote floor areas inconsistently, so the exact size is best checked against the documents of a specific unit; the More Property catalogue, for example, includes an apartment of 75 sq m. Some apartments overlook the pool. The building is more than fifteen years old, so the condition of the finishes and furniture depends on the owner and is worth a close look at the viewing.

Who it suits

Siam Oriental Twins suits people looking for a quiet life in Pratamnak without the scale of a large complex: couples, winter residents and those who live in Pattaya year-round. The sauna, jacuzzi, gym and pool cover everyday needs, and shops and the market are within walking distance. For letting, the building benefits from its position in a well-established neighbourhood, though the beach is a walk or a short ride away, which is worth bearing in mind. As in any Thai condominium, up to 49% of the floor area can be registered in foreign ownership (the foreign quota); the rest is held under the Thai quota or through a company.
