About the company
Siam Oriental describes itself as a Finnish developer and has been active in Pattaya’s property market since 2004. The legal entity is The Siam Oriental Trading Co., Ltd., and the company is run by Juha Timonen, whom public sources also credit as its founder. Listings spell the brand in several ways — Siam Oriental, Siam Oriental Group, Siam Oriental Condos — but they all refer to the same developer.
Its first building, the 57-unit Siam Oriental Condominium, was completed in 2007. The company’s website now cites 12 projects, 1,817 units and 20 years in business, and its project list already includes the newest launch, Siam Oriental Beach.
What their projects are like
The defining trait is location: every Siam Oriental building stands on Pratumnak Hill, the quiet, green rise between Central Pattaya and Jomtien. The format is just as consistent — eight-storey condominiums, from intimate buildings of 57–79 units up to a three-building complex. Expect a pool (usually on the roof in the newer projects), a gym, a Finnish sauna, underground parking, 24-hour security and a free shuttle to the beach. Dream adds a rooftop jacuzzi; Beach adds a co-working space and an outdoor cinema.
The second trait is after-sales service. The company offers owners property management, rental, maintenance, housekeeping and internet. That suits buyers who spend only part of the year in Thailand, but rental terms and fees are best agreed separately and written into the contract.
Projects in Thailand
- Siam Oriental Twins — the company’s second project: 78 units, completed in 2010.
- Siam Oriental Garden 2 and Garden 3 — eight-storey buildings of 76 and 79 units on Pratumnak Soi 2, completed in 2015 and 2016.
- Siam Oriental Tropical Garden — the largest project to date: three eight-storey buildings with 427 units, finished in April 2016.
- Siam Oriental Plaza — the ninth project: 190 units, completed in April 2017.
- Siam Oriental Star — the tenth project: 142 units, completed in December 2021.
- Siam Oriental Dream — the eleventh project; the developer’s site gives Q2 2026 for completion.
- Siam Oriental Oasis — the twelfth project, under construction, with completion scheduled for the end of 2027.
- Siam Oriental Beach — the newest project, shown as off-plan in public listings.
What buyers should check
In 20 years Siam Oriental has completed at least ten buildings, most of which trade on the resale market. That is genuinely useful: before buying off-plan, you can see how the company’s buildings from the 2010s have aged.
- Building age. In the earliest projects (2007–2010), look closely at the lifts, roof, pool and sinking fund. Ask the juristic person for the latest financial statement and the minutes of owners’ meetings.
- Who manages the building. According to the developer’s site, Garden 3 was sold in its entirety to another company, so Siam Oriental’s services may not apply there. Confirm the manager building by building.
- Foreign quota. On resale, make sure the unit is registered under the foreign quota — it affects both the transfer and the pool of future buyers.
- Off-plan timelines. For Dream, Oasis and Beach, compare construction progress with the photo reports the company publishes on its website and with the payment schedule in your contract.
