The Peak Condo

The Peak Condo is a residential building on Pratumnak Hill (also spelled Pratamnak) in Pattaya, a short walk from the clifftop above Cosy Beach. Its official name is Peak Condominium, and it should not be confused with The Peak Towers, the pair of high-rises further south on the same hill. This is an older building with a distinctive wave-shaped facade: a single block of 12 floors with 117 units. Public sources give different completion dates, 1986 or 1993. The Peak Condo in Pratumnak, Pattaya is valued for something that new projects in the area rarely offer: large apartments and generous grounds with a swimming pool.

Location

The building stands on the corner of Rajchawaroon Road and Soi Kasetsin 2, in the middle of the Cosy Beach neighbourhood. The beach is about 450 m away on foot: walk along Rajchawaroon Road to the cliff and take the steps down to a small bay with a view of Koh Larn island. Convenience stores, a pharmacy, cafés and bars are right outside, and the clifftop restaurants The Chocolate Factory and Sky Gallery are close by. The Pratumnak viewpoint and the Big Buddha temple are at the top of the hill, with Bali Hai Pier and Walking Street on the far side. Central Pattaya and Jomtien are a short ride away by car, motorbike or taxi.

Facilities

The shared facilities are typical of buildings of its era: there is no rooftop sky pool, but plenty of space at ground level.

Apartments

Size is the main difference from newer buildings. Studios here measure about 40–50 sq m and one-bedroom apartments roughly 80–105 sq m, some of them with two bathrooms and two balconies. The top levels are given over to duplex penthouses: the More Property catalogue lists one of 360 sq m on floors 11–12. Many units on the middle and upper floors have sea views. Because the building is mature, condition and finish vary from one apartment to the next: units fully refurbished by their owners do come up for sale, and each apartment should be viewed individually.

Who it suits

The Peak Condo suits buyers who want a spacious home near the sea for year-round living or long winter stays; floor areas like these are hardly built on Pratumnak any more. Families and people who work from home will appreciate the large rooms and balconies. Buyers looking for a brand-new building with a rooftop pool may prefer to compare it with the neighbouring high-rises. As in any Thai condominium, up to 49% of the building's total unit area can be registered in foreign freehold ownership (the foreign quota); the rest falls under the Thai quota or is held through a company.
