View Talay 1

View Talay 1 is one of the earliest projects in the View Talay series, a family of large condominium buildings in Jomtien and Pattaya; on maps it also appears as View Talay Jomtien Condominium. Completed in 1997, it consists of two 15-storey buildings, 1A and 1B, with 1,650 units between them. View Talay 1 condominium in Jomtien, Pattaya is a big, practical resale building with simple layouts, its own pool and shops on the ground floors.

Location

The buildings stand at the junction of Thappraya Road and Thepprasit Road, on the northern edge of Jomtien. Thappraya is the main road between Jomtien and South Pattaya, and songthaews (shared pick-up taxis) run along it all day, so the beach and the centre, with Walking Street and Bali Hai Pier, are an easy ride away. Thepprasit Road leads east to Sukhumvit Road. This is not a seafront address: the nearest beach, Dongtan, is roughly 800 m to 1 km away in a straight line, depending on the building. Everyday needs, however, are close at hand: the Foodmart supermarket is about 200 m away, there are 7-Eleven and Tops Daily stores, and cafés and restaurants line Thappraya Road. The Suvarnabhumi airport bus office is around 200 m away, and the Big Buddha temple on Pratumnak Hill is about 1 km away.

Apartments

Studios make up most of the stock. The standard module is about 32 sq m, with some units from 28–29 sq m. One-bedroom apartments are usually neighbouring studios combined and run from roughly 62 to 95 sq m; a few larger combined units have two bedrooms. Layouts are simple: a main room with a kitchen area, a bathroom and a balcony. Lower floors look onto the garden and the city, while some upper-floor units have a partial sea view. The building is almost three decades old, so condition varies: some apartments have been fully renovated by their owners, others still have the original fit-out, and this is worth checking unit by unit.

Who it suits

View Talay 1 is chosen for practicality and location rather than a resort atmosphere. You walk or ride to the sea, but transport, shops and services are right on the doorstep. It works for long stays and wintering, as a first purchase in Pattaya and for long-term letting: compact studios in an established area are what many tenants look for. It is a large, lively complex rather than a small, quiet building. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
