Trio Gems condo

Trio Gems condo is a low-rise residential development in the southern part of Jomtien, completed in 2017. Its official name is Trio Gems Condominium, and property portals name Sea View Grand as the developer. The project consists of three 8-storey buildings named after gemstones – Emerald, Sapphire and Ruby – with 315 units on a site of about 2.3 rai. Trio Gems condominium in Jomtien, Pattaya offers compact apartments a few minutes' walk from the sea, set around shared grounds with a pool and garden.

Location

The complex is on Soi Jomtien 16, between the beach road and Jomtien Second Road, south of Chaiyapruek Road. This end of the district is noticeably calmer than the north: there is less traffic and nightlife, and the surroundings are mostly residential buildings and small resorts. Jomtien Beach is about 400 m away in a straight line, a few minutes on foot down the lane; it is not a beachfront plot, but the sea really is close. Seafood restaurants, cafés and small hotels line the seafront. Chaiyapruek Road, roughly half a kilometre away, leads out to Sukhumvit Road, and Ban Amphur Beach and the Ocean Marina yacht harbour are a short drive south. Songthaews to central Pattaya run along Jomtien's main roads.

Apartments

There are three main unit types: studios of about 30 sq m, one-bedroom apartments from 33 sq m and two-bedroom apartments of about 50 sq m. Some of the one-bedroom layouts are more spacious than the standard plan. More Property currently lists a 31 sq m unit here. The buildings are low and do not stand directly on the shore, so the typical outlook is over the pool, the garden and the neighbouring streets rather than the sea. The smaller sizes are comfortable for one person or a couple, while families with children are better served by the two-bedroom apartments.

Who it suits

Trio Gems condo appeals to buyers who want a compact apartment near the sea in a quiet part of Jomtien – for winter stays, for several holidays a year or for letting to holidaymakers. The children's pool and playground make it convenient for families with small children. Those who would rather live close to the night market, shopping centres and entertainment will be better off with buildings in the northern half of the district. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
