Jomtien Beach condo A3

Jomtien Beach condo A3 is one of the five buildings of Jomtien Beach Condominium, a large residential complex in central Jomtien that is also listed as Rimhad Jomtien. The complex dates from the early nineties: most sources give 1993, while 1994 also appears for the A-series buildings. It consists of two 18-storey towers, S1 and S2, closer to the sea and three 15-storey blocks, A1, A2 and A3, along Jomtien Second Road. Jomtien Beach condo A3 in Jomtien, Pattaya is a 15-storey building of compact apartments that shares the facilities of the wider complex; public sources do not name the developer.

Location

A3 is the end block of the A row. It stands on the inland side of Jomtien Second Road, with Soi Thepprasit 9 running close by. Towers S1 and S2 are across the road, between Second Road and the beachfront, around Jomtien Soi 10 and Soi 11. Listings for the complex often quote 100–300 m to the sea, but that applies to the S towers: from block A3 the map shows about 500 m to Jomtien Beach in a straight line, a walk of several minutes across Second Road and down one of the sois. There is a 7-Eleven close by, cafes, laundries and salons operate within the complex itself, and the songthaew route towards central Pattaya passes the complex.

The complex also has one-bedroom apartments of roughly 47 to 68 sq m and a small number of two-bedroom units. Listings mostly describe city views, with partial sea views from some apartments. The building is about thirty years old, so finishes and appliances depend heavily on the individual unit and should be judged apartment by apartment.

Who it suits

Block A3 suits buyers looking for a compact apartment in a well-established part of Jomtien: for wintering, seasonal holidays or as a first home in Pattaya. Small studios are popular with tenants, so these units are also bought to let. If a front-row position or quiet surroundings are essential, bear in mind that the building stands beside busy Second Road and the beach is several minutes away on foot. In Thai condominiums up to 49% of the total unit area can be registered in foreign ownership (the foreign quota); the rest is held under the Thai quota or through a company.
