Yensabai Condotel

Yensabai Condotel, also listed as Yensabai Condotel South Pattaya, is an older-generation condominium at the southern end of central Pattaya. It was built in 1995 as a single 12-storey building with 179 units. Yensabai Condotel in South Pattaya is chosen mainly for its position close to Walking Street and for studios that are generous by the standards of newer projects. Some of the units are let by the night on a hotel basis, so the building has a 24-hour front desk.

Location

The building is on Soi 17 off Pattaya Second Road (Pattaya Sai 2 Soi 17), just south of South Pattaya Road. The southern end of Pattaya Beach is about 600 m away and the entrance to Walking Street about 500 m. Tukcom shopping centre is roughly 350 m from the door, Wat Chaimongkol temple and its market are a couple of hundred metres away, and Soi Buakhao, with its bars, cafés and shops, is about 500 m off. Royal Garden Plaza is around 800 m away, and Bali Hai Pier, where the ferries to Koh Larn depart, is about 1 km. This is a dense, noisy neighbourhood with busy nightlife, and songthaews (shared pick-up taxis) pass along Second Road.

Most units are studios of roughly 35 to 40 sq m with a balcony, and larger apartments with a separate bedroom also come up in listings. The building is about thirty years old, so condition varies a great deal from one apartment to the next: look closely at the renovation, furniture and appliances of the specific unit, as well as the floor and whether it faces the pool courtyard or the street. Yensabai Condotel is for buyers who put location and floor area ahead of a brand-new building: the beach, Walking Street and the main entertainment streets of South Pattaya are all within walking distance. It is considered for personal use, for wintering in Pattaya and for letting, and the hotel-style operation in the building is already established. Those looking for quiet surroundings, a family setting or up-to-date facilities should compare it with newer developments. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the remainder is held under the Thai quota or through a company.
