Once Condo

Once Condo, officially Once Pattaya Condominium, is a high-rise residential tower on Pattaya Third Road developed by Honour Group. It was completed in 2023 as a single building of 32 storeys with 427 units. Once Condo in Pattaya, on the border of the Central and North districts, is a modern city address: the pool, garden and gym are placed on the top floors, and most apartments look out over the city skyline.

Location

The tower stands on Third Road (Pattaya Sai 3, also signed as Chalermphrakiat Road), on the stretch between Central Pattaya Road and North Pattaya Road and closer to the latter; property portals usually file the address under North Pattaya. The sea is not within easy walking distance: the northern end of Pattaya Beach is about 1.3 km away in a straight line and closer to 2 km by road. What you do get is city convenience. Terminal 21 and Central Marina are each roughly 750 m away, the bus terminal on North Pattaya Road, with services to Bangkok, is about 800 m off, and Bangkok Hospital Pattaya is around 1.4 km by road. Third Road also gives quick access to Sukhumvit Road and onwards to Naklua or South Pattaya.

As a recent building it offers contemporary layouts, and the outlook depends on floor and aspect: the higher the unit, the wider the view over the city. With only one tower, choosing comes down to the floor, the direction the windows face and the layout.

Who it suits

Once Condo suits buyers who want a new building in town rather than a resort complex by the sea: shopping malls, a hospital and the bus terminal are all close, and the beach is a few minutes away by motorbike, car or taxi. It works both as a full-time home and as a rental property, with compact studios and one-bedroom units suited to that purpose, while families will appreciate the kids' zone and the two-bedroom layouts. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the remainder is held under the Thai quota or through a company.
