Where Pratumnak Hill is and what it feels like
Pratumnak Hill (also spelled Pratamnak or Phra Tamnak) is the green headland between Central Pattaya and Jomtien. Its northern slope runs down to Bali Hai Pier and Walking Street; the southern slope reaches the Jomtien beaches. In between is a grid of quiet, leafy sois, a handful of viewpoints over the bay, and the Big Buddha temple on the summit.
Three things define the area: elevation, quiet and proximity. There is no bar-lined promenade like Beach Road and no dense high-rise strip like Second Road. Instead there are small coves, Cosy Beach and Pratumnak Beach, used mainly by residents and guests of the nearby condominiums. At the same time, Pattaya’s nightlife is a short motorbike-taxi ride away. That mix is why Pratumnak is widely regarded as the most residential of Pattaya’s coastal districts.
One caveat: the hill is not uniform. Buildings sit at different heights, which changes both the view and how easy it is to reach the sea.
Who Pratumnak suits
- Long-term residents. Quiet, green, with cafés and small supermarkets within walking distance and the centre close by. Families and retirees have chosen the hill for years.
- Buyers with a car or scooter. The hill is built for your own transport: climbs are long and the baht buses do not run up the inner sois.
- View-driven buyers. Pratumnak has many apartments with genuine panoramic bay and island views, rather than a sliver of sea from the balcony edge.
- Long-let investors. Tenants staying a year or more value the quiet and the short trip to the centre. For short-term rentals the walk to the beach and a building shuttle matter far more; they are the first thing a holiday guest checks.
It is a weaker choice if you want to step out of the lobby onto a long beach or plan to live without transport: the climbs are tiring in the heat.
Housing stock: the buildings on the hill
There is no single building type on Pratumnak. High-rise towers with panoramic views sit next to low-rise resort-style complexes with large pool decks and smaller residential blocks on quiet sois. By number of listings in our catalogue as of September 2026, a few addresses stand out.
Unixx Condo — the most liquid address
A large complex at the foot of the hill on the South Pattaya side. We currently list 14 units, more than in any other building in the district. You can choose by floor, view and price, and resale and letting are easier than in a small block near the summit.
Peak Towers — towers bought for the view
A high-rise project on the hill that people buy first and foremost for the bay panorama. Four listings in our catalogue. Suits buyers willing to pay for height and view and to rely on their own transport.
Aurora — a home rather than a holiday let
A Pratumnak complex with four listings. Its quieter setting makes it more of an owner-occupier or long-let choice than a short-stay machine.

The table is a snapshot of our resale catalogue as of September 2026. Read the median rather than the minimum: the lowest prices are usually compact studios without a view or units that need renovation.

Price per square metre runs from 38,750 THB/sqm in the cheapest lots to a median of 72,361 THB/sqm. The spread is wide, and that is normal for a hill: a direct bay view on a high floor commands a clear premium over the same layout facing the next building. We do not quote an “average” view premium because it is set building by building; ask us for a specific address.
A practical rule of thumb: 2–3 million THB buys a studio or one-bedroom in a decent complex on Pratumnak, and 5–6 million THB buys a spacious two-bedroom.
Pros and cons of the hill

- Quiet and greenery minutes from the centre — a rare combination in Pattaya.
- Panoramic bay and island views across a large part of the stock.

- Settled neighbours: families, long-stay expats and owner-occupiers.
Cons
- Topography: walking to the beach and back means a climb, unpleasant in the heat. Uncomfortable without transport.
- Beaches are small coves rather than resort strips; Cosy Beach is a bay, not a promenade.
- No large malls inside the district; big shopping trips mean a drive to the centre or Jomtien.
- Part of the stock is older: inspect common areas, lifts and pools and ask for the juristic office’s accounts before you commit.
- For nightly rentals the hill trails Jomtien, where guests can step straight onto the sand.
Infrastructure and getting around
Daily life. The hill has a network of minimarts, cafés, restaurants and small spas. Large supermarkets and malls are outside the district, towards South Pattaya and Jomtien. Enough for everyday needs; the weekly shop needs wheels.
Transport. Baht buses (songthaews) run along Thappraya Road at the base of the hill, linking Pattaya and Jomtien. No public transport serves the inner sois: motorbike taxis, ride-hailing apps and your own scooter or car do the job. Many complexes run shuttles to the beach and the centre; check whether a specific building has one, as it noticeably affects both convenience and tenant demand.
Leisure. Viewpoints, the hilltop temple, the yacht club on the shore and walking routes. Calmer than the centre, and that is the point of living here.
Pratumnak vs Jomtien vs Wong Amat

Pratumnak vs Jomtien. Per square metre the two are almost level, but Jomtien offers noticeably more choice (151 listings versus 90) along a long beach. Jomtien wins for short-term rental demand and for buyers who want to live on the seafront. Pratumnak wins on quiet, views and the short hop to the centre. Pratumnak vs Wong Amat. Wong Amat is the northern premium beach and one of Pattaya’s priciest districts per square metre: the median is roughly a third above the hill. It is dominated by beachfront high-rises and has fewer foreign-quota units. If you want a prestige address on a wide beach, Wong Amat; if you want a similar quality of life for less money and with a panorama, Pratumnak.
What to check before buying on Pratumnak
- Quota. Foreigners may own up to 49% of the saleable area of a condominium. The hill has a high share of foreign-quota listings, but in popular buildings the quota can be full; verify it for the specific unit.
- Ownership form. A unit within the quota is registered freehold in your name. If the quota is exhausted, the alternatives are leasehold (a registered 30-year term with contractual renewals) or a Thai company, which carries nominee-shareholder risk. - Funds. For foreign-name registration the money must arrive from abroad in foreign currency; the bank issues a Foreign Exchange Transaction (FET) form, without which the Land Office will not register freehold.
- Transfer costs. Transfer fee of 2% of the appraised value; specific business tax of 3.3% if the seller has owned for under five years, otherwise stamp duty of 0.5%; withholding tax. Who pays what is negotiated in the contract; check the current rates at the time of the deal.
- Running costs. Maintenance fees (monthly or annual) and a one-off sinking fund are charged per square metre and vary by building. Complexes with large pools and shuttles cost more to run; get the figures before paying a deposit.
- View and floor. On the hill this is the main driver of price. Visit by day and in the evening and check whether a neighbouring plot could block the view.
