Wongamat & Naklua Area Guide for Property Buyers (2026)

Wongamat and Naklua in North Pattaya from a buyer's point of view: where they are, the beach and the Naklua Beach naming puzzle, daily life, who the area suits, October 2026 prices by unit type, the buildings with the most choice, rentals and Wongamat vs Jomtien vs Pratumnak.

Wongamat & Naklua Area Guide for Property Buyers (2026)

Wongamat (also spelled Wong Amat) is the beach district at the northern end of Pattaya, inside the Naklua sub-district (officially Na Kluea): about 1.3 km of sand with no road along it, where hotels and high-rise condominiums sit directly on the beach. Listings on our site in October 2026 show 68 apartments for sale in Wongamat at a median asking price of 4.85 million THB, against 3.79 million in Jomtien and 2.95 million on Pratumnak. Buyers come for the beach on the doorstep, larger one- and two-bedrooms and Terminal 21 close by; the trade-offs are a higher entry price and new towers going up, some not due until 2029–2031.

This guide looks at property in Wongamat through a buyer’s eyes, from the beach and prices to rentals and Wongamat vs Jomtien. Prices are asking prices on our site in October 2026, not transaction prices; distances are straight-line.

Where Wongamat and Naklua are

Naklua (Thai ตำบลนาเกลือ) is one of the eight tambons, or sub-districts, of Bang Lamung district in Chonburi province, and all of it lies within Pattaya City. Wongamat Beach (หาดวงศ์อมาตย์) sits on the peninsula at Naklua Bay, so in practice Wongamat is the beachfront end of Naklua. Pattaya’s local government began here: the Naklua Sanitation District was founded in 1956 and replaced by Pattaya City in 1978.

The main landmark is the Dolphin roundabout (Pla Lo Ma), where North Pattaya Road meets Second Road. Terminal 21 on that corner is officially addressed in Naklua, and Pattaya–Naklua Road runs from the roundabout into the district. Bangkok Hospital Pattaya on Sukhumvit Road is in Naklua too, while Central Marina and Big C on Second Road are addressed in neighbouring Nong Prue: the sub-district line runs somewhere near the roundabout.

Straight-line distances from the official tourism-directory pin for Wongamat Beach (allow about 0.7 km either way for a given building):

  • Terminal 21: about 0.9 km
  • Sanctuary of Truth: about 1.7 km
  • Bangkok Hospital Pattaya: about 2.3 km
  • Pratumnak Hill: about 4.6 km; Jomtien Beach: about 7.8 km
  • U-Tapao airport: about 34 km; Suvarnabhumi airport: about 83 km

Wongamat Beach and Naklua Beach

Wongamat Beach is about 1.3 km long. Unlike Pattaya Beach, no road runs along it: beachfront hotels and condominiums front the sand directly, and the public reaches the water through small sois between the hotels.

Thailand’s official tourism directory, run by the Ministry of Tourism and Sports, describes Wongamat as more private than Pattaya Beach and suited to people who want calm, with a swimming zone buoyed off from boats and a cleaner beach. That text appears to date from around 2017–2018, so judge sunbeds, vendors and water sports for yourself.

Even official sources use the name Naklua Beach loosely. Besides Wongamat, the directory lists Wong Prachan Beach (หาดวงพระจันทร์) on Naklua Road Soi 18, a curved sandy beach about 1.8 km further north in a straight line, while English Wikipedia calls Naklua Beach Pattaya’s northernmost beach. If a listing says “near Naklua Beach”, ask which stretch it means.

Daily life: shopping, healthcare, schools and transport

  • Shopping. Terminal 21 Pattaya opened in 2018, with the 32-storey Grande Centre Point hotel attached. Central Marina and the Big C Pattaya 1 (North) store are on Second Road.
  • Lan Pho market. The city-run market of old Naklua. In 2025 the city was rebuilding its seafood section to a plan of 60 stalls, including 14 where the seafood you buy is grilled or cooked to order, with opening scheduled for early June 2025.
  • Healthcare. Private Bangkok Hospital Pattaya is about 2.3 km from the beach in a straight line. The government Banglamung Hospital was listed on Pattaya–Naklua Road in Pattaya City’s 2018 report.
  • Schools. We found no international schools in Naklua itself. The nearest verified ones, Regents International School Pattaya (about 9.7 km straight-line) and Hastin International School (about 10.6 km), are both inland in Pong.
  • Airports. Roong Reuang coaches to Suvarnabhumi leave from the bus terminal on North Pattaya Road near Sukhumvit: 135 THB a seat, about 2 hours depending on traffic according to the operator, seven departures each way (timetables change).
  • Sightseeing. The Sanctuary of Truth is an all-wood structure built without nails. Work began in 1981 and has no completion date; Wikipedia gives its tallest spire as 105 m.

What is changing in 2026

  • New towers. One new beachfront project is scheduled for construction from August 2026 to December 2029, and our catalog lists projects in the area completing as late as 2031.
  • Roads and cables. As of May 2026, overhead cables on Pattaya–Naklua Road (Dolphin roundabout to the Moom Aroi intersection) were being reorganised, while putting Naklua’s cables underground is scheduled for a later phase. Resurfacing of sections of Sukhumvit Road and Second Road had contractors selected but was suspended over rising energy and material costs.
  • “Old Town Naklua”. In May 2026 the city council approved a 12-project package developed with DASTA: Lan Pho market upgrades, sidewalks, more than 2,500 streetlights, walkways to Naklua canal viewpoints, mangrove routes and a community fishing pier. No budgets or timelines were published, so treat these as plans.

Who Wongamat suits, and who should look elsewhere

It suits you if you:

  • want a beachfront high-rise that opens straight onto the sand;
  • want space: the median one-bedroom here is 45.5 m² against 36 m² in Jomtien and 40 m² on Pratumnak, and the median two-bedroom 90 m² against 72 and 65 m²;
  • want a mall and a private hospital nearby;
  • are open to buying new, with completions in 2027–2031.

Look elsewhere if:

  • your budget is tight: the median studio is 3,775,000 THB against 2,690,000 THB in Jomtien, and the cheapest listings (from 1.5 million THB) are in buildings 900–1,000 m from the sea;
  • your children attend an international school: the nearest verified ones are about 10 km away, straight-line;
  • you want the widest choice: 68 apartments for sale here against 161 in Jomtien.

Wongamat condo prices in 2026

Apartments for sale on our site in October 2026; medians show the typical unit without the pull of a few penthouses.

Type Listings From, THB Median, THB Median THB/m² Median size
Studio 18 1,650,000 3,775,000 117,627 33 m²
1 bedroom 28 1,500,000 4,850,000 74,417 45.5 m²
2 bedrooms 21 2,200,000 8,300,000 90,164 90 m²
All apartments 68 1,500,000 4,850,000 90,959 45.5 m²

The total row includes one listing of another type. Wongamat’s median price is 31% above our whole catalog (3,695,000 THB across 410 apartments), and its median price per square metre is 20% higher (75,758 THB/m² catalog-wide).

One-bedrooms in Wongamat cost almost the same per square metre as in Jomtien and on Pratumnak (74,417 versus 73,381 and 72,361 THB/m²); they are pricier because they are bigger. The district premium sits in studios (117,627 THB/m², though from only 18 listings) and two-bedrooms (90,164 THB/m² versus 82,281 in Jomtien).

Only 4 listings carry a separate “Naklua” tag in our catalog: three one-bedrooms from 5.2 to 7.79 million THB and one two-bedroom at 30.5 million. That is too few for statistics, so go by the Wongamat figures. Current listings with filters are on our apartments on Wongamat page.

Worked example: what 5 million THB buys

Assumptions: a 5 million THB budget, median asking prices from October 2026, no negotiation, transfer costs excluded.

  • Wongamat: a typical one-bedroom at 4.85 million THB for about 45.5 m², leaving roughly 150,000 THB; a typical two-bedroom (8.3 million) is out of reach.
  • Jomtien: a one-bedroom at 3.25 million THB for 36 m², or a two-bedroom at 5.6 million for 72 m², 0.6 million over budget.
  • Pratumnak: a one-bedroom at 2,895,000 THB for 40 m², or a two-bedroom at 5.5 million for 65 m², 0.5 million over budget.

The same money buys a one-bedroom in Wongamat; in Jomtien or on Pratumnak, another 0.5–0.6 million buys a two-bedroom. On top of the price, budget for your share of the Land Office transfer fee: for a foreign buyer it is 2% of the official appraised value (not the contract price), and the split is set in the contract.

Wongamat condos for sale: the buildings with the most choice

Wongamat is high-rise country; according to Wikipedia, the 2010s brought heavy development of luxury beachfront condominium towers. The first six buildings below hold the most resale listings in our catalog, and the seventh is one of the most affordable options in the area (distance to the sea is from our building page; a dash means no reliable figure).

Building Listings Completed To the sea From, THB Median listing, THB
Riviera Wongamat 9 2017 300 m 2,590,000 3,750,000
Zire Wongamat 7 2014 50 m 5,300,000 6,490,000
Sanctuary Wong Amat 6 2010 100 m 5,500,000 7,700,000
Sky Beach 5 1992 — 6,700,000 7,500,000
AD Hyatt Wongamat 4 2011–2012 800 m 1,800,000 4,700,000
The Palm Wongamat 4 2015 — 4,200,000 4,247,500
Lumpini Ville Naklua-Wongamat 3 2014 1,000 m 1,500,000 1,600,000

According to the project pages, Riviera Wongamat (The Riviera Group) has two towers of about 43 and 40 floors, and The Palm Wongamat two towers of about 46 and 26 floors with around 544 units on a plot of about 8,482 m² on the beachfront peninsula.

New developments in Wongamat and Naklua

  • Once Wongamat by Honour, near the Dolphin roundabout: 56 floors, 239 m and 548 units according to the developer’s December 2024 press release. Prices in our catalog start at 7.14 million THB.
  • The Riviera Palm Beach Wongamat: 298 residences on what The Riviera Group markets as the tip of the peninsula, with construction planned from August 2026 to December 2029. Prices in our catalog start at 7.06 million THB.
  • Dcondo Vite by Sansiri: two 8-floor buildings with 495 units on Pothisan Road, about 1.8 km from the sea per our building page; completion 2027 in our catalog, prices from 1.89 million THB.

One caution: “rare freehold land” and “uninterrupted sea and sunset views” are marketing lines, not guarantees; nobody protects a view from future towers.

Renting out in Wongamat: what our data shows

Our rental data for Wongamat is thin. In October 2026 our catalog has 5 rental listings there, with a median of 18,000 THB a month (range 16,000–23,000), against 23 listings at a median of 14,000 THB in Jomtien and 19 at 15,000 THB on Pratumnak. Five apartments are not a market, so we do not derive a district yield from them.

Our article on rental yields by area in Pattaya goes district by district, Wongamat and Naklua included, and covers what drives rents. Before buying to let, read the condominium’s rules: many buildings restrict short stays, and letting for less than a month needs a licence under the Hotel Act.

Character beach with no road, beachfront high-rises, Terminal 21 nearby widest choice and lowest entry (from 1.15 million THB) hill between Central Pattaya and Jomtien, lowest median of the three

Wongamat vs Jomtien. Jomtien is about choice and budget: 2.4 times as many listings, a lower entry point and a price per square metre about 20% lower. Wongamat gives you a beach with no road, larger one- and two-bedrooms and Terminal 21 nearby. The two beaches are about 7.8 km apart in a straight line. More in our Jomtien area guide.

Wongamat vs Pratumnak. Pratumnak has the lowest median of the three (2.95 million THB) at almost the same price per square metre as Jomtien. See our Pratumnak Hill area guide and, for every district side by side, the best areas in Pattaya to buy property.

Pros, cons and a pre-deposit checklist

Pros

  • No beach road: beachfront buildings open straight onto the sand.
  • Larger one- and two-bedrooms, the one-bedrooms on a par with Jomtien and Pratumnak per square metre.
  • Terminal 21 and a private hospital within about 2.3 km in a straight line.

Cons

  • The highest entry price of the three districts compared; studios are especially pricey per square metre.
  • Thin rental data: just 5 listings in our catalog.
  • Tower construction, on developers’ plans until 2029 and beyond.

Checklist before you pay a deposit

  1. Foreign quota. Foreigners together may own no more than 49% of a building’s total unit floor area. The quota is building-wide and checked on the transfer date, so ask for a recent letter from the juristic person showing the current foreign-ownership percentage.
  2. Funds from abroad. To register in a foreign name, the money must arrive from abroad in foreign currency, with bank evidence for each remittance; above USD 50,000 this is usually a Foreign Exchange Transaction (FET) form (bank practice, not a statutory rule).
  3. View and neighbouring plots. Find out what could be built in front of your windows.
  4. Costs. The transfer fee is 2% of the appraised value; the reduced 0.01% fee (until 30 June 2027) is only for Thai individual buyers, with both price and appraised value up to 7 million THB. Ask for the building’s maintenance fee and any one-off funds.
  5. Rental rules. If you plan to let, read the condominium by-laws before signing.

Rules on quota, fees and rentals change; the points above are as of October 2026, so have a lawyer confirm the terms of your specific purchase.

Bottom line

Wongamat is for buyers who want a beach with no road, a roomier apartment and North Pattaya’s amenities close by, and who accept paying more than in Jomtien or on Pratumnak: the median is 4.85 million THB. If budget and choice matter most, compare Jomtien; if you want to pay the least for a typical unit, compare Pratumnak.

Frequently asked questions

Is Naklua part of Pattaya?
Yes. Naklua (officially Na Kluea) is one of the eight sub-districts of Bang Lamung district, and all of it lies within Pattaya City. Wongamat is its beachfront part at the northern end of the city, and Pattaya's local government itself started here as the Naklua Sanitation District in 1956.
Is Wongamat Beach good for swimming?
Thailand's official tourism directory describes a swimming zone buoyed off from boats and a beach more private than Pattaya Beach. That text appears to date from around 2017–2018, so check current conditions and facilities on the spot. The beach is about 1.3 km long with no road running along it.
Is Naklua Beach the same as Wongamat Beach?
Not exactly, and the names are used loosely. Wongamat Beach is the roughly 1.3 km beach in Naklua, while the official tourism directory lists a separate Wong Prachan Beach on Naklua Road Soi 18, about 1.8 km further north in a straight line. English Wikipedia calls Naklua Beach Pattaya's northernmost beach, so ask which stretch a listing means.
What do Wongamat condos for sale cost in 2026?
Listings on our site in October 2026: 68 apartments at a median asking price of 4.85 million THB and 90,959 THB per square metre. Medians by type are 3,775,000 THB for a studio, 4,850,000 THB for a one-bedroom and 8,300,000 THB for a two-bedroom, with the cheapest listings from 1.5 million THB. These are asking prices, not transaction prices.
Wongamat vs Jomtien: which is better for buying?
Jomtien offers more choice (161 listings in our catalog against 68) and lower prices: a 3.79 million THB median and 72,829 THB per square metre. Wongamat costs more (4.85 million THB and 90,959 THB per square metre) but gives you a beach with no road and larger one- and two-bedrooms. Choose Jomtien for budget and choice, Wongamat for beachfront living at the north end of the city.
Can a foreigner buy a condo in Wongamat freehold?
Yes, within the foreign quota: foreigners together may own up to 49% of a building's total unit floor area, checked on the transfer date. The purchase money must come from abroad in foreign currency, with bank evidence for each remittance (usually an FET form for larger amounts). Rules can change, so have a lawyer confirm your case.
