Where Jomtien is: geography and beaches
Jomtien sits south of central Pattaya, on the far side of Pratumnak Hill. Thappraya Road winds around the hill and drops down to the sea at the northern end of Jomtien Beach Road. From there the beach runs for roughly 6 km, with Jomtien Beach Road hugging the shore and Jomtien Second Road running parallel one block inland, lined with shops, cafés and the entrances to most condominium compounds.
Buyers usually split the district into three sections:
- North Jomtien — the start of Beach Road, Dongtan Beach and the Thappraya junction: the densest development, most services, shortest trip into central Pattaya.
- Central Jomtien — the main beachfront, markets and the promenade. Most of the district’s large condominiums stand here and further south.
- South Jomtien — quieter and further from town; beyond it begins Na Jomtien, with a wider, calmer beach stretching towards Bang Saray.
The contrast with downtown Pattaya is atmosphere: no Walking Street under your window, yet malls and hospitals are one songthaew or taxi ride away.
Who Jomtien suits
- Families. A flat promenade, a long beach, supermarkets and clinics on foot, international schools a short drive away.
- Retirees and winter residents. Quiet, affordable, everything close by; many owners spend the winter here and let the unit for the rest of the year.
- Remote workers. The widest choice of studios and one-bedrooms in Pattaya, with the sea five minutes away.

Who it does not suit: buyers after the privacy of a small gated community (more Na Jomtien), or a low-density premium beachfront building (Wong Amat and Pratumnak).
The housing stock: from View Talay to Lumpini Park Beach
Jomtien is a district of big condominiums. Towers of several hundred units mean there is always a choice within one building and always comparable sales to benchmark a price. By number of active listings in our catalogue (September 2026), six projects lead the area:

Resale versus new build
The View Talay series and similar buildings offer a lower entry price, larger floor areas and proven tenant demand, but interiors often need investment. Newer projects such as Copacabana or Aeras bring modern facilities and finished interiors, usually at a higher price per square metre. Solid resale works well for living and long-term letting; newer beach-side buildings suit short-term rental and resale strategies.

Price per square metre runs from about 34,100 THB in the cheapest resale units to a median of roughly 72,800 THB. That is more than a twofold spread between the cheapest listing and the median, driven by building age, condition and view.
In practice:
- Entry into the district starts at 1.15 million THB for a resale studio — one of the lowest thresholds in Pattaya.
- A typical one-bedroom costs about 3.2 million THB. This is the format most buy-to-let investors choose.
- Family two-bedrooms have a median of about 5.6 million THB; three-bedrooms are rare, with only 6 on the market.

Rentals and seasonality
Jomtien’s rental market rests on three streams: winter residents from the northern hemisphere (high season in the winter months), expats and remote workers on long leases, and short-stay tourists. Tourist demand softens in summer, but the long-term tenant base cushions the dip — the district’s main advantage over purely resort locations.
What lets best, from our viewings and deals:
- Studios and one-bedrooms within 500 m of the beach — the most liquid format for both long-term and short-term rental.
- Units in buildings with a large pool and security — tenants specifically look for the resort feel.
- Two-bedrooms — families and seasonal residents; steadier demand, smaller tenant pool.
Actual yields depend on the building, floor, condition and management, so we do not quote a district-wide percentage — we model it per property. If you intend to let, check the building’s rules on short-term rental before you buy: some restrict nightly lets, and that changes the economics.
Infrastructure and transport
Jomtien is self-sufficient for full-time living: supermarkets, markets, restaurants, gyms, clinics and pharmacies line the district; Pattaya’s malls and hospitals are a short drive away via Thappraya Road or Sukhumvit.
- Songthaews — shared pick-up taxis run along Jomtien Beach Road and into central Pattaya via Thappraya; the everyday option without your own vehicle (check the fare locally).
- Motorbike or car — most permanent residents drive; confirm the number of parking spaces before you commit.
- Airports — U-Tapao is closest; Suvarnabhumi is about two hours via Motorway 7.
Buying in Jomtien: what to watch
Foreign quota
Under the Condominium Act, foreigners may own no more than 49% of the total unit area in a condominium building. Jomtien has the largest pool of foreign-quota units in our catalogue: 83 of the 151 apartments in our catalogue are offered under foreign quota. In popular older buildings, however, the quota can be fully taken — the unit is then offered in Thai quota (ownership through a Thai company, which for a private buyer means nominee-shareholder risk) or on a leasehold. We verify quota availability on every unit before a deposit is paid.
Money and registration
To register a freehold in a foreign name, the purchase funds must arrive from abroad in foreign currency and be documented with a Foreign Exchange Transaction (FET) form — without it the Land Department will not register the transfer to a foreigner. Transfer costs
- Transfer fee — 2% of the appraised value (who pays is negotiated; a 50/50 split is common).
- Specific business tax of 3.3% if the seller has owned the unit for under five years, otherwise stamp duty of 0.5%.
- Withholding tax — deducted from the seller on a progressive scale.
- After completion — the recurring maintenance fee (set per square metre, monthly or annually) and, in newer buildings, a one-off sinking fund contribution.
Confirm the rates and the split of costs for your transaction date — they are fixed in the sale and purchase agreement.
Due diligence on older buildings

In short: Jomtien — the widest choice, the deepest market, a long beach and full urban infrastructure. Pratumnak — the hill between downtown and Jomtien, quieter, comparable price per square metre with a lower median price — judging by the catalogue, because units there are more compact. Na Jomtien — the quiet southern extension with a wider beach and less dense development; thin supply and a dearer square metre make it a lifestyle choice rather than a mass-rental play.
