    Which Pattaya areas have condos with a direct sea view?
    The classics are the Jomtien and Wongamat beachfront lines, Pratumnak hill and Naklua. Jomtien offers the widest price range, Wongamat is the quietest and most premium, and Pratumnak units often get both sea and city panoramas. In Central Pattaya a sea view is rarer — mostly on high floors.
    How much does a sea view condo in Pattaya cost?
    Studios and compact one-bedrooms with a side sea view start around 3.5–4M THB. A direct frontal view in a newer first-line project usually starts at 5–7M THB for a one-bedroom. Penthouses and large panoramic units run from 10–15M THB. Within the same building, the gap between side and direct view can reach 20–30% of the price.
    What is the difference between “sea view” and “beachfront” in listings?
    Sea view means you actually see the water from the windows or balcony; beachfront means the building stands on the first line, while a specific unit may face the city. Check the floor, the side of the building and the floor plan — the 5th and the 25th floor in the same stack are very different units. We verify the actual view at a visit or over video.
    Do sea view condos rent out well?
    Yes — it is one of the top filters tenants use. A sea view unit in Jomtien or on Pratumnak rents faster and 15–25% higher than a comparable city-view one. For short-term rentals the sea view is the key selling point of the listing.
    Can a foreigner own a sea view condo outright?
